When you decide to purchase a home you are faced with a multitude of decisions! Locating the perfect home is not an easy task. Getting a mortgage loan can be a complex and tiring process. But, the vision of your new home filled with your family happiness is worth all the effort.
I’ll be there for you to lead you through that process, to make it easier, more enjoyable, less time-consuming, and less expensive than if you undertook this challenge on your own.
I am always familiar with the current homes on the market, and I know neighborhood values well, so I can help you determine which properties are fairly-priced and in good condition before you start your search.

What’s your first step?

Determine where you want to live! Find your perfect neighborhood, but be sure you can afford it.
Think of yourself as zeroing in on a target, going from the general to the specific. Consider area (city, suburban neighborhood, country); community (north, south, east, or west side); neighborhood (older and settled or sparkling new; a particular school zone; recreational facilities; and other community services such as transportation, day care, library, stores, entertainment). Ask yourself how many minutes you are willing to commute to work.
Think about home styles. How much space do you need? Does your situation require a one-level home, or are stairs acceptable? Consider size and kind of property. Do you want a newer home, or maybe an older one to fix up? Someday you or your heirs will want to sell. Consider how long you expect to live in this particular home.

Loan Pre-Qualification
This is very important!

It doesn’t cost you anything and automatically turns you into serious and qualified buyer. It locks you into certain mortgage rate for upswing, and you can always adjust your rate for downswing. This can be done over the phone or even online in a matter of minutes and gives you a peace of mind usually for three months.

Step-by-Step Process of Buying a Home

  1. Buyer Consultation Meeting--Your family and I sit down and identify your priorities, requirements, time line, and goals.
  2. Getting Financially Pre-Approved--Sit down with lender to find out what your buying power.
  3. Narrowing your Homesearch--Narrow down your requirements and view only the homes that meet your needs.
  4. Offer is Made--Once you identify the house of your choice, I will write the offer and present it to the seller. Seller accepts or rejects the offer, or makes a counter offer.
  5. Negotiating Process -I act as your representative and negotiate on your behalf. You and the seller agree on price and terms (subjects) including closing date.
  6. Offer Accepted - Deposit placed in Trust account upon acceptance or, more often, upon all subjects removal (usually 8 days period)
  7. Subjects removal period--Finalize your mortgage application with your lender, provide all documents to lender; house inspections are scheduled as required by the terms of the contract; go through title search provided by sellers agent
  8. Subjects removing date -- The time is of the essence; subjects can be removed sooner but not later then 12:00PM on Subject Removal Date
  9. The Contract is Confirmed, The Deposit ( bank draft or certified cheque) is now placed in trust, and documentation is faxed to the Lawyer’s office. He will produce The Statement of Adjustment for you, with all your costs and adjustments (utilities, taxes...)
  10. Get Insurance--Obtain Homeowners Insurance prior to closing, this is required by lenders.
  11. Transfer of Utilities--Go over utilities/phone #s with me.
    12) Completion Day – The Seller is paid and the Title is transferred.
  12. Adjustment & Possession Day-- adjustments made for misc. items (taxes, heating oil, etc). You are getting the keys by 12:00AM.
